Know if you can safely stay — and what it's worth if you do.

Stepwell is the only Treasure Valley practice built on both a licensed occupational therapy background and a certified real estate appraisal license. One visit, one report, two honest answers.

The concept

Most families get half the picture. We bring both halves together.

A contractor tells you what a remodel costs. An appraiser tells you what the house is worth. Neither one tells you whether staying is the right call for the person who actually lives there. We do both, in the same visit.

The clinical question

Can this person move safely through this home?

A functional mobility and fall-risk assessment covering entries, bathrooms, kitchens, stairs, lighting, and daily routines — done by a licensed occupational therapy assistant, not a general contractor guessing at safety.

+
The financial question

What does staying actually cost, compared to moving?

A certified appraiser's opinion of current market value, the likely value impact of proposed modifications, and a real, comp-backed comparison against selling and buying something smaller.

Services

Choose the level of help you need

Every engagement starts with a conversation about your goals and timeline. Prices below are typical ranges — your quote depends on the size of the home and the scope involved.

Process

What a visit actually looks like

1

Intake call

A short conversation to understand your goals, timeline, and who's making the decision.

2

In-home visit

We walk the home together — functional assessment and property inspection, done in one appointment.

3

The report

We research comparable sales and modification costs, then write up findings in plain language.

4

Walkthrough

We sit down with you and your family to go through the recommendations and answer questions.

Who this is for

Built for the people actually making this decision

Homeowners & their families

You want a straight answer about whether staying put is realistic — not a sales pitch from someone who profits either way.

Adult children coordinating care

Often managing things from out of state — you need someone local you can trust to look out for a parent's safety and finances.

Realtors, attorneys & care teams

A credentialed second opinion you can hand to a client — without an incentive to push a listing or a remodel.

Why it's different

One credentialed opinion, not three disconnected ones

The usual way

  • Hire a contractor who benefits from recommending a bigger project.
  • Hire a separate appraiser who never sets foot in a conversation about safety.
  • Piece together an OT evaluation, a bid, and a guess at resale value on your own.

With Stepwell

  • One visit from someone licensed in both occupational therapy and real estate appraisal.
  • No commission from contractors or real estate agents — the recommendation is ours alone.
  • One written report that answers the safety question and the money question together.
Where we work

Serving the Treasure Valley

Ada and Canyon Counties are absorbing more of Idaho's population growth than anywhere else in the state, and the number of residents 65 and older here is projected to keep climbing sharply through the early 2030s. We built this practice for exactly this market.

About

Two licenses. One honest opinion.

Stepwell was founded on a simple observation: the people trying to figure out whether an aging parent can safely stay home are usually stuck getting a clinical opinion from one professional and a financial opinion from another — and the two never quite talk to each other. Holding both credentials means one visit can finally answer both questions, without either side of the conversation being an afterthought.
